What does this service include?

A full renovation means rebuilding the whole home or a major part of it: demolition, redistribution of walls, new services (water, electrics, gas, climate control), flooring, painting, kitchen, bathrooms and finishes. We work in coastal flats, detached villas, penthouses and premises converted to housing.

Most of our clients are international owners — with a second home or main residence on the coast — who value having a bilingual Spanish–English project manager throughout the works. It’s what sets us apart from the typical local builder: we don’t just deliver to a good standard, we run the job the way you’d expect it to be run in your home country (weekly report, milestone calendar, clear communication).

We cover:

• Controlled demolition and rubble removal (legal construction waste management)
• Reshaping of walls (plasterboard or brick depending on need)
• Complete new electrical installation with boletín certificate
• Complete new plumbing (PEX, multilayer or copper)
• Climate control (ducted air conditioning or splits, underfloor heating where applicable)
• Flooring throughout (porcelain, engineered wood, microcement, ceramic)
• Full kitchens and bathrooms (see dedicated pages)
• New interior joinery (doors, fitted wardrobes)
• Airless final painting
• Basic home automation (KNX, Loxone) if contracted

We handle the architect’s or technical architect’s project when needed (significant layout changes, structural reinforcements, terrace conversions), including municipal permits.

How long does it take?

Realistic timeline, previously inhabited home:

• 60 m² flat, mid-range renovation: 8–12 weeks
• 90 m² flat, mid-range renovation: 12–16 weeks
• 150 m² villa with garden and pool: 16–24 weeks
• 200+ m² luxury home with home automation: 6–9 months

The lead times for finishes (bespoke kitchen, shower screen, tilt-and-turn windows) are usually what set the bottleneck — they can be 6–10 weeks from the factory. We order them on contract signature, not mid-job.

How much does it cost?

Costa del Sol 2026, price per m² of built area, turnkey, all inclusive (labour + materials + permits + works management + bilingual project manager):

• Standard renovation (rectified porcelain, Roca sanitaryware, mid-range kitchen, lacquered joinery): €800 – €1,000 / m²
• Mid-to-high (Porcelanosa, bespoke Spanish kitchen, basic home automation, premium tilt-and-turn windows): €1,000 – €1,250 / m²
• High-end (German kitchen SieMatic/Leicht/Nolte, KNX home automation, ducted climate control, thermal-break windows): €1,250 – €1,500 / m²
• Luxury (designer finishes, natural marble, underfloor heating, concealed climate control): €1,500 – €2,500+ / m²

Example: a 90 m² flat with a mid-to-high renovation → €90,000 – €112,500 turnkey. A 200 m² villa to high-end spec → €250,000 – €300,000+.

These ranges are the real numbers for 2026 with branded materials, legalised installations and a finish that lasts. If anyone offers you “a full villa renovation for €40,000” — some scope is missing, finishes are very low end, or you’ll have after-sales problems. Always ask for an itemised breakdown.

How do we work?

1. Free visit and brief. We see the current state, discuss how you want to live in the house, available budget.
2. Concept design and plans. Proposed layout, elevations, preliminary material and finish selection.
3. Itemised firm quote. Every line at a fixed price. Includes contingency (5–8%) which is only invoiced if used, justified in writing.
4. Contract and calendar. Milestone dates (end of building, end of services, end of finishes, handover) with penalties for delays attributable to us.
5. Execution with dedicated site manager. Weekly visits with you, photographic works report every Friday, milestone payment control (no upfront deposits).
6. Handover with works dossier. As-built drawings, warranties, manuals, certificates, new keys.

Frequently asked questions

Does turnkey really mean a fixed price? Yes. Aside from changes you request (swapping marble for another, adding items not contemplated), the contract price is the final price. If something unforeseen appears (hidden structural damp, hidden defect), we show you the photo, quote it in writing and you decide whether to proceed.

Do I have to move out? Yes, for a full renovation. The home is uninhabitable throughout the works (no water, electricity or floors for weeks). Most clients rent a nearby holiday flat or return to their home country.

What about furniture and belongings? We pack them and store them at a furniture depot if you contract that (separate service) or you handle it. Better to remove everything in advance — site dust destroys it.

Do you handle permits? Yes. For full renovations on the Costa del Sol you usually need a minor or major works licence depending on impact to structural elements. We process it through a technical architect and the council.

How are milestones paid? Usually: 20% on contract signature, 25% on completion of demolition and new services, 25% on completion of tiling and flooring, 25% on completion of joinery and finishes, 5% on handover. No large upfront payments — if anyone asks for 50% before starting, bad sign.

Warranty? 3 years on labour. 10 years on structure by law (LOE — Ley de Ordenación de la Edificación, Spain’s building regulation act). Manufacturer warranties on appliances, sanitaryware and joinery.

How do you manage the works if I live in the UK / Sweden / Germany? We assign you an English-speaking project manager. You receive a photographic progress report every Friday, quotes and invoices in English if you prefer, a milestone calendar, and replies within 24 hours to any query by WhatsApp or email. Decisions needing your authorisation (finish change, contingency) are handled by video call in your timezone. This is how we run most jobs — it’s not an extra service.
