1. Who we are

This site is operated by Richard Tune, trading as Reformas Costa Sol (NIF Y3826881-V), Calle Arquímedes 60, Buzón 148, 29100 Coín, Málaga, Spain. These terms govern the use of this website (www.reformascostasol.com) and our quote intake process.

The full terms of each construction contract are agreed in writing between Reformas Costa Sol and the client before any work starts. These website terms do not replace that contract.

2. Our services

• Full renovations — complete refits of homes and commercial premises
• Kitchen renovations — design, demolition, services, cabinetry and finishes
• Bathroom renovations — tiling, sanitaryware, bath-to-shower conversions, cabinetry
• Painting and finishes — interior, exterior, skimming and decorative finishes
• Plumbing and electrics — new installations and refurbishment work with certificates

3. Quotes and site surveys

• Quotes are free and without obligation.
• We usually respond within 24 hours of enquiry to arrange a site visit; the written quote follows the visit and is valid for 30 days unless otherwise stated.
• Site surveys are free of charge in our usual operating area (Málaga, Marbella, Estepona, Fuengirola, Benalmádena and surrounding municipalities). For work outside that area, a travel charge may apply — we'll tell you before the visit.

4. Online assistant and web form

Our online form (/quote) uses aerial imagery, Google Street View and an AI-assisted pre-assessment to quote without an initial visit. Please note:

• The GPS pin, address, Street View and any notes or photos you provide are used for an initial renovation assessment.
• The pre-assessment is informational, not a formal technical study or an execution project.
• Any quote generated from the form is indicative until we confirm it in writing. If the site survey reveals information not visible in the imagery (old services, hidden structural issues), we reserve the right to adjust the price before signing the contract.
• Once a written quote is accepted, the price is fixed and won't be modified unless the client requests a change in scope.

5. Virtual assistant (AI chat)

The floating chat on this site is powered by a large language model (AI). You should know that:

• The responses are generated text, not professional advice. Always confirm details (price, timelines, regulations, legal aspects) with us directly before making decisions based on them.
• The model can be wrong or out of date. Let us know if something looks off and we'll clarify it.
• Conversations are logged for quality audit and abuse prevention. See our Privacy Policy for retention periods.
• Don't share sensitive personal data (health, financial information, official identifiers) in the chat.
• If the assistant offers to submit your enquiry as a lead, you'll see a confirmation card first — nothing is sent without your explicit confirmation.

6. Contracting and payment

• The construction contract is formed when you accept our quote in writing (email is valid) and the detailed contract is signed.
• A signing payment is usually required (between 20% and 40% depending on scope) to reserve the date and purchase materials, followed by stage payments against project milestones.
• Payment methods: bank transfer. Other methods only by prior written agreement.
• All invoices include VAT (IVA) in line with current Spanish regulations.
• Late-payment interest is applied in line with Spanish Law 3/2004 on combating late payment in commercial transactions.

7. Liability

We carry public liability insurance covering the works we deliver; the certificate is available on request. Our liability for damage caused by our direct negligence is limited to the insured sum; we do not accept liability for indirect or consequential damages. Nothing in these terms limits our liability for death or personal injury caused by negligence, for fraud, or for any other liability that cannot lawfully be limited.

As a construction company, we apply the decennial warranty under Spanish Law 38/1999 on Building Regulations (LOE):

• 10 years for defects affecting structural elements.
• 3 years for defects affecting habitability.
• 1 year for execution defects in finishing elements.

On our projects, we also offer an additional 5-year commercial workmanship guarantee as an extra commitment.

8. Your responsibilities

• Guarantee safe access to the site on the agreed dates.
• Tell us about any known risks (old services, damp, prior structural issues, asbestos-containing materials).
• Obtain residents' association permits when the work affects communal elements or requires neighbours' consent (we'll tell you when that's required).
• Don't alter the work in progress without our knowledge — doing so can invalidate the warranty and compromise safety.
• Maintain suitable home insurance during the build.

9. Use of the website

You may only use this site for lawful enquiries. In particular, you agree not to:

• Submit false, misleading or third-party contact details without their authorisation.
• Abuse the AI chat to generate harmful, illegal or off-topic content.
• Attempt to bypass security, scrape or reverse-engineer the site.
• Use the site in a way that interferes with other users.

We may restrict access for breach of these terms. Chat abuse is automatically rate-limited.

10. Content accuracy

The information on this site — including the blog — is general guidance and may become out of date. Prices, regulations and council fees mentioned in articles are illustrative; please confirm details with us before relying on them. The Projects gallery shows recent work with client consent where they are identifiable.

11. Intellectual property

All content on this site — text, images, logos, the quote form and the design — is the property of Reformas Costa Sol unless otherwise indicated. You may link to our pages; you may not copy substantial content without written permission.

12. Changes

We may update these terms from time to time. The "Last updated" date at the top reflects the current version.

13. Governing law and jurisdiction

These terms and any construction contract with us are governed by the laws of Spain. The parties submit to the courts of the consumer's place of residence when the client is acting as a consumer; otherwise, to the courts of the province of Málaga.
